We had put our names down at AVEO Retirement Village and when the call came that a Villa was available, we realised we needed to sell fast.

After being on the market for just 2 weeks, 20 inspections later, our house went under contract. We were so thrilled ! Our home was sold and for the asking price too!

came to sell our existing house in Viewbank we were presented with the difficult choice of choosing an agent to act on our behalf.  As you know we were very close to appointing Hudson Bond but in the end chose a local agent.  The key criteria we used to make such a difficult decision was the offer of an extensive (and expensive) marketing campaign – a strategy deliberately not used by Hudson Bond.  As an ex marketing manager I found it difficult to agree to Hudson Bond’s generic marketing approach – a decision I would later regret!

As part of our marketing campaign we had colour flyers, colour board, letterbox drop, and print advertising.  At the beginning of the campaign this was exciting and tangible.  Due to the cost of print advertising we only ran two ads which generated good buyer interest for the first four weeks.  The surprise for us was that we received the same level of interest over the remaining four weeks while relying solely on internet advertising.  The lesson:  save your money and just use the internet and your agent! (the very strategy Barbara proposed to us in the first place).

Anyway I hope this advice proves useful to future sellers and saves them the expense of any unnecessary marketing.

Dear Paul,

This letter is to convey our thanks and appreciation to Steve Lazaridis in his handling of the Sale of our property at 4 Marshall Ave Doncaster earlier this year.  We have known Steve for a number of years and he was always happy to spend time with us when we were looking for advice in the property market.  So when we decided it was time to sell, we called him along with a few other agents so that we got a good understanding of what we were to expect. ...

 From the very beginning, we could see Steve stood out from everyone else.  He was to the point, clear and gave us realistic expectations while still assuring us that if the right buyer comes along then we may get a better than expected price. He listened to our concerns and needs and worked around our hectic schedule - I am studying full time while my wife works part time and we have two children under the age of three.  Most of all he was honest and hard working.  I can't say that many people would say they would trust a real estate agent, but when Steve said "trust me guys", we did.

He gave us advice on how to fix the house up as best as we could for viewing and explained the process where by the house is critiqued by the whole office to ensure an unbiased and market acceptable price.  He listened to us as we told him all the features and benefits of the property.  Most other agents, while they thought these features where nice, often disregarded them.  Steve, on the other hand, was amazed at how many luxury features our home had and felt that highlighting them would be key in selling the property.  Finally, after weeks of preparation, cleaning and repairing the property with Steve's advice. we got the house ready for display.  To our amazement, within 3 days, he had an excellent offer.  At the time, I remember him calling me at work Saturday afternoon and telling me to come down immediately to the office to view the offer and maybe sign it if we accepted.  I distinctively remember thinking he was crazy, and tried to convince him to let us meet him Sunday morning.  But he was persistent.  So I found someone to cover my shift at work and my wife and I rushed down to see him.  We were so happy with the price we were offered and signed that afternoon.  In hindsight, I now realise that Steve wasn't the crazy one, I was for not listening to him the first time.

I definitely believe the high price we received for our property was a direct influence of Steve's hard work and dedication.  Once again, I would like to say thank you to Steve and everyone at the Hudson Bond office for helping us sell our property.

Thank you so much for selling our house in one week! After having been lied to and let down by another ...

agency, we would urge anybody thinking of selling to go to Hudson Bond.

Kathryn and her team had only 4 buyers through our house, but as she explained it, they were quality buyers who could buy immediately if they like the house. Sure enough, we got a written offer on the first Saturday and both Kathryn and Steve worked until 11pm that night to get the deal through. It was such a great contrast to our previous experience!

The other agency told us that we could sell easily for a very high price. At the auction, they got us a ridiculously low offer (compared to the high price quoted at the listing) and then tried to browbeat us to take the offer. They put us under such pressure that we had to “throw” them out of our house.

Consequently when Kathryn came, we told her that we refuse to sign up with any other agency but luckily she managed to change our minds. She showed us how Hudson Bond guarantees their quoted price range, how the team will work together and negotiate to get the best market price, how they make sure that only genuine buyers will be shown through our house and how their silent auction will work in our favour. Futhermore, with their “No Sale No charge” policy, we have nothing to lose if we don’t sell.

home.  What was a major relief for us was that there was no guessing at the sale price and no pressure from Hudson Bond with price ranges and advertising or their costs.  After having our home with other agents for over twelve long months we were very pleased with Hudson Bond results that had TWO buyers for our home in less than thirty days!! 

Previously we had been in a difficult situation and had our home with other Real Estate agents. The other agents bragged of being the “most successful” and made promises of already having interested parties. This was not the case;  one large real estate agency that had our home only had one person through for months despite enormous advertising costs.

Whilst there was immediate interest resulting from the “For Sale” sign and internet advertisement, Danny used his client database and contacts to quickly identify the eventual buyer who hadn’t seen the sign nor the interest advertisement.
